Butlers was established in 1993 to provide a personal and efficient service to both landlords and tenants. We specialise only in property letting and management, and have no conflict of interest in the selling of properties.
We can tailor our services to meet your needs and offer a free appraisal and valuation of your property. We provide landlords with specialist local knowledge and tenants with the security of a local agent.
We are agents for Homelet, a national insurance company specialising in insurances for both landlord and tenant. We also ensure that all properties satisfy the necessary safety regulations.
Butlers will arrange accompanied viewings to find a suitable property. As soon as you have selected a property, you may be required to pay a documentation fee/holding deposit to cover the cost of taking up references and setting up the tenancy agreement.
We will request references from employers and previous landlords together with a character reference. It may be necessary for you to supply a guarantor.
Tenancy agreement will be prepared and signed prior to occupation of the property. A minimum of one month's rent in advance together with a dilapidation deposit will be required in cleared funds before occupation. We will inform all utilities of the new tenancy including: Council Tax, water, sewage, gas and electric together with meter readings on the date of occupancy.
