COWLING & PAYNE will be happy to attend your property and advise you on the following matters:

• Property law, Assured Shorthold Tenancies, possession procedure and legal Notices to be served

• Tenant reference enquiries and how these are assessed

ONCE YOU HAVE DECIDED TO LET YOUR PROPERTY

On receipt of your formal instructions COWLING & PAYNE will:
• Prepare particulars of the property for immediate circulation to registered applicants and companies within the local area.

• Extensively advertise the property via local newspapers and our 24-hour website offering full colour details. We recommend that the accommodation is first offered for rental 4-6 weeks prior to the property becoming available for occupation.

• Once a prospective tenant has been secured, we will then obtain employer references and, if applicable, a previous landlord’s reference.

• Providing the references are satisfactory and we receive confirmation of your approval, we will then prepare the necessary agreements.

• Prepare and serve statutory Notices relevant to the tenancy.

• Prepare an inventory and schedule of condition of the property and furnishings. (This is an optional service and a fee is applicable.)

• Collect one month's rent in advance and hold a further month's rent as deposit against dilapidation. This deposit is only returned to the tenants at the end of the tenancy subject to the property being left in a satisfactory condition.

• Inform all utility services (ie gas, electric, water and council tax departments) of the new occupants’ details, Due to the policies of the telecommunication companies we are unable to assist in this matter.

FULL PROPERTY MANAGEMENT AVAILABLE – (OPTIONAL SERVICE)

In addition to our letting service we offer full property management.

Subject to formal instructions, COWLING & PAYNE will undertake the following:
• Collection of monthly rental from tenants

• Easy, prompt payment system - once rental payment is received we credit payment direct to you or your bank account via our computerised on-line banking facility

• Preparation of monthly statements

• Quarterly property inspections with a written report

• Supervision of repairs that may occur during the tenancy

• Checking out of tenants with full inventory check (subject to inventory being prepared by our company)
